In 1998 my friends and I took to the West Village of Manhattan at the intersection of Christopher Street and Gay Street to document the festivities at the Pride parade. We set up just a stone's throw from the former Stonewall Inn, where a police riot in 1969 thrust the LGBT movement out of the shadows and into the American conscience. It may seem like a slow progress of acceptance, but sometimes the turning points in history seem so recent.
When we started asking people if they wanted to get married, several couples were surprisingly quick to agree. Even though the ceremony would be cut-rate, because this was for a public-access TV show, our haphazard huppah seemed festive enough, and we even had a real reverend on hand -- our own Reverend Jen, a Lower East Side art star/writer/performer who had done some paperwork at some point to earn her title. Her diminutive, elven appearance made her all the less threatening, which was good, because some of these wedding vows were going to be a little racy and specific to the couples who had just agreed to wed, and we hoped they would take it the right way. At least we were giving them collectible pipe-cleaner wedding rings we made ourselves, as well as homemade wedding certificates.
Not only did the couples laugh knowingly, but we were blown away by the emotional outpouring by the time we finished our short ceremony. Even in a hasty bit shot on a street corner, their love was real, and before a crowd they got to announce it in front of everyone and to each other. This was such an important human right to be able to recognize.
And 15 years later, much has progressed, but much more progress is yet to be made. While the issue is current and these reactions still funny, we are at another turning point in history. While we have the first president to acknowledge this right, we have a ways to go for marriage equality to be fully recognized under the law.

One of the staples of satisfying retirement-based web sites and blogs are all sorts of lists that suggest the best places to retire. I'm sure you have seen them: the Top 10 college towns, the best places in Florida or North Carolina or (name a state), the best beach towns, the best mountain towns....and on and on. Based on various criteria, these lists suggest where you would be happy and content if you'd just relocate to one of their choices.
There is one value in all these lists. An area of the country or a particular criteria that you hadn't considered may cause you to think?more deeply about your post-retirement?living choice. Gathering as much information as possible before making such a major, life-changing decision is always a good thing.
What I caution against is the?awareness that someone's opinion of "the best" anything is just an opinion, or?even a sales pitch. Making a move after retirement is one of the most important decisions you will make. I have had all sorts of e-mails from folks wondering about the wisdom of moving closer to kids or grandkids, moving near the beach or mountains, or trying a new city on the opposite side or the country.
My comments to each of them is the same: think long and hard before uprooting yourself from the familiar. Retirement is a substantial life change. Pile a move on top of that and you are setting yourself up for a double dose of serious stress. As we age it becomes more difficult to replace long-term friendships. It is harder to start all over again with doctors, shopping choices,?your church and?social organiztions. There are major costs involved with a move of any distance.
My best advice is to stay put for the time being. Maybe a move closer to family is best. Perhaps you are sick of winter and want the warmth of Arizona or Florida. Maybe, you want to spend your summers in one climate and winters somewhere else. All of those options are available to you upon retirement. But, please, don't rush into such a change. Give yourself at least a year to adjust to?how you handle?retirement. Spend a few weeks in a place you are thinking of moving. Live there part time during different seasons of the year. Then, if you are still happy about the decision go ahead and?move if you can afford to do so.
What?I find almost comical is that every list couldn't be the "best." If I Google the term "best retirement towns?" over 2 million web sites pop up. Potentially, that is more than every city, town, and hamlet in the country! Obviously the same key spots show up of most of the lists. But, how could the authors possibilty predict which is "best" for anyone other than themselves?
If you are thinking about a move, besides waiting at least a year after retirement do your homework. Make up your own list of what a new location should have: good restaurants, museums, live?theaters for plays and musicals, near a college? Or, maybe none of that means anything to you. Your list?includes being?near a lake or the mountains, lots of biking and hiking trails, a climate that allows you to grow your own vegetables, plenty of wide open spaces, and no suburbs.
Don't forget to look at the cost of living, taxes, availablity of good?medical care, whether you are near enough to an airport if you want to fly to visit family members, good local transportation...even high speed Internet access! We tend to take that for granted, but a lot of rural areas do not lend themselves to computer connectivity. If that is important to you then take the time to check it out.
The bottom line is simple: a published list of the "best retirement towns"?should not be your source for picking a new place to live. The "best" retirement location is one that fits your?specific, unique needs and helps you enjoy a truly satisfying retirement.?And for an increasing number of us, the best retirement place is exactly where we live now. We don't need a list...we have already found our home.

I find the ?art? of negotiating to be a truly fascinating experience, and find myself often times spending as much time assisting investors to learn the business as I do helping them to understand effective and execute negotiating techniques.
The fact is negotiating is something we do everyday.?From our personal relationships (negotiating whats for dinner), to raising our children (when can they start dating), to our real estate business (what we pay for our properties, charge for rent, terms of borrowed money? etc.).? In essence we are immersed in negotiating just about every minute of our life.
I got my real start in business life negotiating from a great book by Secrets of Power Negotiating by Roger Dawson.? If you haven?t read this book I would highly recommend it.? I was fortunate that I was able to execute many of newly learned strategies as I built a small business, and the more I practiced the better I got!
Imagine that!
When I started my real estate business I loved the notion of negotiating.? Executing my ?walk away power?, injecting ?red herrings?, creating ?false deadlines? and on and on and on?
More recently I have found I?m almost hooked on a recent reality show called Pawn Stars.? Watching the back and forth negotiating?between the Pawn Shop and sellers is enlightening to say the least.
In almost every transaction, you can witness the ploy in the title above ? ?bidding against yourself?
Have you ever found yourself actually bidding against yourself?
You know, when you offer a price in either a purchase or a sale, and in the process the other party reacts, but remains silent.
What is your normal inclination?
To break the silence . . . and often times the first thing you will say is, ?well, I could accept a lower price or make a higher offer.?? I am?sure every one of us has?been caught up in this scenario.? In fact if you have every been asked to offer your ?highest and best? offer, you have more then likely been caught up this obvious trap.
However, some investors?seem to get when they are being asked to negotiate against themselves.
Very recently one of my clients found herself in just such a situation.? She made an offer that worked for?her (meaning that it was a conservative offer) and the lawyer involved immediately went?to ? ?well we have other offers coming in. . . so, I would recommend you provide your best offer now to be considered.?
My client held firm and requested that the sellers be made aware of her offer and if they wanted to get the deal done quickly then they could?make a counter offer. When the lawyer balked at this request, what do you think she did?
If you guessed ?walked away? you would be correct.
The real message here is this?
The sellers representative wanted the buyer to increase their offer price without any?counter offer.??Or put into?its?simplest terms, they wanted her to negotiate against her own offer, just to see if?they could get her offer to a higher price, but she didn?t bite.
Are you a good negotiator?? If so, great!??And if not, get the book, watch?some?TV and practice, practice and?then practice some more.

If you plan on investing in commercial real estate, you should know from the partnership or operating agreement if cash shortfalls originate from the sponsor or the investors or both. You need to understand the source of the cash shortfalls before you can pursue a method to correct the problem.

Make sure that you find out the crime statistics in an area before purchasing a commercial property. Criminals often target commercial properties as they usually contain large quantities of valuable goods inside. If an area has a high crime rate, it could be difficult to find retailers who want to rent your commercial property purchase.
Be sure you do your research before buying properties from sheriff or tax sales. While these sales are a great way to get a deal on a property, you need to know in advance if any of the properties available have other outstanding liens (a charge upon real or personal property for the satisfaction of some debt or duty). Once you become the owner of the property, you may also be responsible for settling these liens.
Try and do your best to find a real estate agent that specializes in dealing with the commercial real estate buying and selling process. Someone who is used to working with residential real estate will not know as much about the process and that will only make the process more difficult.
Any time you are purchasing real estate. you need to make sure you are networked. However being networked and having great relationships with lenders and investors is much more important with commercial real estate as property values are generally in the millions. Make sure that you are constantly working at staying networked.
When negotiating, remain strict on the information you share. Bargaining power relies on your ability to remain cautious. Information relating to your reasons for the sale or purchase, your needs, and other factors, could all lead to your bargaining power being diminished, if released too early. The negotiator could find an advantage over you instead of the other way around.
Make sure that you read articles and blogs of some of the best areas to purchase in your location. This will give your company the best chance to buy a solid piece of land, to maximize the value of your investment. Use all information at your disposal before you make your decision.
Whenever making a deal on any real estate property, always be sure to have a current appraisal of it. Banks may require you to have a different appraisal, and that is fine, but it is still a good idea to have your own property appraisal before making an offer for the property. The appraisal will provide you with an estimate of the properties true worth and determine the risk of investing in it.
If you are a landlord, it is important that you are not too lenient with your tenant. By allowing them to walk all over you, you could end up losing out on a lot of money. You will also be missing out on having a tenant who is more true to their word.
Do not risk the success of your business by choosing a property that isn?t exactly what your business requires. Make sure you pick apart every detail of the commercial property, as well as any charges associated with the property, before you buy, otherwise the cost to make up for a mistake could be your entire business!

Returning the pop to Renaissance paintings
A new look at old paintings reveals never-before-seen details of two Renaissance works of art, including hidden decorations in brilliant silver and gold.
The hidden accents appear on frescoes painted in the Chapel of Theodelinda in the Monza Cathedral in Italy. To the naked eye, they appear dull and are sometimes even painted over. Using a new technique, however, Italian scientists can make the colors pop. These new visualizations could help art historians restore and conserve the paintings.
The technique is called thermal quasi-reflectography, or TQR. It uses reflected light to differentiate between different pigments on a piece of art.
"This is, to the best of our knowledge, the first time that this technique has been applied on artworks," study researcher Dario Ambrosini of the University of L'Aquila in Italy said in a statement. "This novel method represents a powerful yet safe tool for artwork diagnostics." [ See Photos of the Renaissance Art ]
A new light on old art
Art conservators have long used parts of the light spectrum not visible to the naked eye to bring out tiny details in old paintings. Infrared light, for example, has wavelengths longer than visible light. By taking images of artwork in these long wavelengths, scientists can see places where layers have been painted upon layers, revealing preparatory sketches and changes by the artist.
Other techniques use thermal, or heat, energy to investigate the materials a painting is made of as well as structural flaws. A dot of paint with an air bubble behind it, for example, will emit less heat than spots where the paint is flush because of the insulating properties of air.
Ambrosini and his colleagues turned this last technique on its head. Instead of measuring heat emitted from a painting, the researchers shone a halogen lamp in the mid-infrared spectrum onto the frescoes and measured the amount of light reflected back. A camera capable of capturing mid-wavelength infrared light recorded the image created as the light bounced off the art.
The set-up was simple, but the researchers had to control the environment carefully, ensuring that the lamp did not heat the painting surface and that there were no other sources of heat nearby.
Unseen detail
The researchers tested the TQR technique on two frescoes, or murals created on wet plaster on walls. The first were the 15th-century paintings in the Chapel of Theodelinda, which depict the life of the patron queen of the church. With the TQR system, the scientists were able to make out extra detail on the old frescoes. Suits of armor, dulled and uniform to the naked eye, reveal sharp lines and careful detail under the infrared technique. In one case, the individual fingers of a soldier grasping a staff come out of hiding.?
Because silver and gold pigments are highly reflective, they stand out strongly in the new views of the Theodelinda frescoes. Decorations on the soldier's armor appear almost luminous in the new images.

Next, the researchers tried the technique on Piero della Francesca's "The Resurrection," which dates back to the 1460s and depicts the resurrection of Jesus Christ. This painting is held in the Museo Civico of Sansepolcro in Italy.
In this fresco, the new images showed differences in pigments that look nearly identical to the naked eye. They also showed telltale signs of retouching, as well as a segment of a soldier's sword painted with two different fresco techniques. These tiny details can be very important to art historians trying to restore a work to its original condition.
The researchers are now testing the technique on other, non-fresco types of paintings, hoping it can be used to tell what kinds of pigments were used to make the painting.
"Determining the chemical makeup of the pigments is important in determining how best to protect and restore the artwork," Ambrosini said. He and his colleagues reported their work Monday in the open-access journal Optics Express.

Music mogul donates audio interviews to US library
WASHINGTON (AP) ? A retired music executive will donate more than 200 audio interviews with popular singers including Ella Fitzgerald, Ray Charles, Paul McCartney and others to the Library of Congress, officials announced Monday.
The gift includes interviews that Joe Smith recorded over two years while president of Capitol Records/EMI. He compiled the candid oral histories for his book, "Off the Record," published in 1988. The collection includes interviews with dozens of big names, including Barbra Streisand, George Harrison, Bob Dylan, Tina Turner and others.
Now the recordings have been digitized by the world's largest library and will be available to researchers at its reading room on Capitol Hill. Some will be streamed on the library's website later this year to provide wider access.
Librarian of Congress James Billington said Smith is providing an intimate look into the lives of some of the great musicians.
"These frank and poignant oral histories of many of the nation's musical icons give us unique insights into them as artists, entertainers and human beings," Billington said in announcing the gift.
The 84-year-old Smith said he wanted to preserve part of the nation's cultural history. The 238 hours of interviews stretch from the Big Band era with Artie Shaw and Woody Herman to U2's Bono.
"I was an insider," Smith said in an interview. "I could get to Mick Jagger when somebody from the press could not, and I could get to Barbra Streisand when most people could not get to her."
His interview with Glenn Frey of The Eagles came at a time when the band was ready to break up, but Smith was trying to convince Frey and Don Henley to make a live album. Eventually, the musicians agreed to do the album if Smith could answer one question.
"What's the question?" Smith recalled in his book.
"In 1971 the Baltimore Orioles had four 20-game winners. If you can name them, we'll do the album," Frey and Henley said.
Smith wrote that "God must have opened a recess in the bank of my mind," and he was able to name the four leading pitchers: Dave McNally, Jim Palmer, Mike Cuellar and Pat Dobson.
"OK, we'll do the album, and we'll see you tomorrow," Frey and Henley said.
Smith said they were ready to walk if he hadn't recalled some baseball facts.
"I had to fight my way through some egos," he said, to get some "intimate stories with all these people who don't normally talk to reporters."
The Joe Smith Collection of recordings will be housed at the library's Packard Campus for Audio Visual Conservation in a bunker in Culpeper, Va. The library holds nearly 3 million sound recordings. Copies of the interviews also will be sent to the Yale School of Music, California Institute of the Arts and to Berkeley College.

A large trial has found that supplements of omega-3 fatty acid do nothing to prevent cardiovascular problems or death in people with Type 2 diabetes.
Diabetes greatly increases the risk of heart attack, stroke and other cardiovascular ailments. Researchers randomized 12,536 people with Type 2 diabetes or pre-diabetes to receive either a placebo or a daily dose of at least 900 milligrams of omega-3 fatty acid.
After an average follow-up of more than six years, they found that the omega-3 and placebo groups showed no difference in rates of heart attack or stroke, or in number of deaths from cardiovascular disease or arrhythmia. Rates of hospitalization for heart failure or other cardiovascular problems were nearly identical.
?Information like this highlights the importance of doing large trials,? said the leader of the project, Dr. Hertzel C. Gerstein, a professor of medicine at McMaster University in Hamilton, Ontario.
Dr. Gerstein was definitive about the value of omega-3 supplements for people with Type 2 diabetes or pre-diabetes. ?If you think a capsule of omega-3 fatty acids a day is going to affect your risk,? he said, ?you?re wrong, and there?s no reason to take it.?
The study was published online last week in The New England Journal of Medicine.

Santana deals 1-hitter in Angels' 2-0 win
ANAHEIM, Calif. (AP) ? Ervin Santana had his parents in the stands for the first time all season, and he took the mound with confidence after a pep talk from an old teammate.
No wonder Santana dramatically turned around a rocky season with a performance that put his name next to Nolan Ryan in the Los Angeles Angels' record book.
Santana took a perfect game into the seventh inning before finishing with a one-hitter, and Mark Trumbo hit a two-run homer in the Angels' 2-0 victory over the Arizona Diamondbacks on Saturday night.
Santana (4-7) bounced back from several rough outings by retiring Arizona's first 20 hitters before Justin Upton's two-out single to center in the seventh.
The Dominican right-hander then retired the next five Diamondbacks before pinch-hitter Miguel Montero drew a four-pitch walk in the ninth. Santana finished up his first complete game of the season with two fly balls, getting a standing ovation and praise from his teammates.
"That was very good ? very, very good," Santana said. "When you pass the sixth and nothing is happening, you have to think about it a little bit, but you just have to re-focus and keep pitching, and that's what I did."
And how: After Upton's hit, Santana completed his seventh career shutout and 14th complete game with just one more baserunner. With the 18th individual one-hitter in club history, Santana joined Ryan as the only pitchers to throw a no-hitter and a one-hitter for the Angels.
"It just felt like no matter what (fingers) I put down, they weren't going to hit it," said John Hester, the Angels' backup catcher. "It was hard not to think about (a perfect game), because you could tell he was throwing something special tonight."
Staked to a lead by Trumbo's 15th homer in the first, Santana had allowed nothing even close to a hit before Upton's clean single back up the middle. The Angel Stadium crowd of 42,483 responded with a standing ovation for a pitcher who bounced back from a lousy four-game stretch with a start that nearly equaled his no-hitter last July 27 in Cleveland.
Joe Saunders (4-5) allowed eight hits in six innings while facing the Angels for the first time since they traded him to Arizona in 2010. Saunders mostly kept pace with Santana, his longtime teammate and good friend, after a rough first inning, but the Diamondbacks were shut out for the third time in 11 games.
Saunders and Santana came up together through the Angels' farm system, both reaching the majors for the first time in 2005 and pitching in the same rotation for 4? years. They even made the AL All-Star team together in 2008.
"I talked to him (Friday) and said, 'Keep your head up, keep doing your thing,'" Saunders said. "I guess I had some real good advice. He really had it going."
Howie Kendrick and Torii Hunter had three hits apiece for the Angels, who won for the sixth time in eight games despite stranding 10 runners and failing to score after the first inning. Their 17th victory in 23 games moves them back to a season-best four games over .500.
Just three days after San Francisco's Matt Cain threw the 22nd perfect game in major league history, Santana got within seven batters of the sixth no-hitter and third perfect game in a season that isn't even half over yet. The Angels already had their first no-hitter in 21 years when Jered Weaver blanked Minnesota on May 2.
After starting the season with abysmal run support, Santana returned to top form after a rough four-start stretch in which he allowed 27 hits and 23 runs in just 20 1-3 innings. The veteran has struggled with fastball control throughout the season, continuously falling behind hitters, but took control early against the Diamondbacks and never relented.
"He's as competitive as any pitcher in baseball, and you saw that," Angels manager Mike Scioscia said. "He pitched with purpose, and it all goes along to committing to a game plan. If he commits, that's what he can do."
Trumbo connected on a full-count curveball from Saunders, putting it into the bullpen behind the left-field wall. The sophomore slugger is having another outstanding season despite losing his rookie spot at first base to Albert Pujols, ranking among the AL leaders in batting average while producing stellar power numbers.
"(Santana) had everything working," Arizona manager Kirk Gibson said. "The early homer by Trumbo gave him confidence. Joe pitched a great game for us, battled his tail off, and really only made one mistake."
Pitching on his 31st birthday, Saunders settled down for a strong effort in his first start in Anaheim since the Angels traded their former first-round pick in 2010. Saunders started 115 games and earned 54 wins over parts of six seasons with the Angels before he left with three other players in a deal for right-hander Dan Haren, who also lost his first reunion start against Arizona on Friday night.
NOTES: Weaver will throw 30-40 pitches in a bullpen session Sunday as he moves closer to a return from the disabled list. ...
